Clayfield house to be demolished to make way for “monster”

A Clayfield house will be bulldozed after it was bought by local real estate agent and property developer Emil Juresic at auction on Saturday. Mr Juresic has vowed to knock the 10 Union St house and build a modern “monster” in its place. It was the first time the post-war house had been on the market in 34 years, and more than 50 people turned out to watch it go under the hammer. Quickly after Ray White Queensland’s chief auctioneer Mitch Peereboom opened the auction a bid of $700,000 was yelled from the crowd. Another bidder swiftly raised that figure to $800,000, before Mr Juresic chimed in with a bid of $1 million. Some of the 13 registered bidders threw in smaller bids of $25,000 and $10,000, but their efforts were futile, with Mr Juresic continually raising the price with little hesitation. Mr Peereboom called a break on the auction at $1.16 million, before he came back and announced the house on the market at $1.2 million, with Mr Juresic again in the lead. A male duo threw in a number of $10,000 bids, however, bowed out of the competition when it became evident Mr Juresic was not going to surrender. The house sold under the hammer to Mr Juresic for $1.25 million — a staggering 14 times what it was last sold for. According to CoreLogic data, the house was last purchased in 1985 for $85,000. Mr Juresic said he had bought the property under the name of his family’s company, NGU Corp Luxury Developments, and planned to build a house that would attract a multimillion-dollar price tag. “We have built a beautiful home at 7 Ashfield St, East Brisbane, that we sold for $4 million, and we are going to probably build a home very similar to that on this block of land,” Mr Juresic said. “The street is fantastic and I don’t think there is enough good product for people to buy (in Clayfield) when it comes to really high end. “Here we have to build something that is going to complement the street (and) here there are a lot of character homes as well, so that is why we are going to build a monster.” The marketing agent Shenal Yigitbas, of Ray White Ascot, said the sale had been an emotional one for the vendors as the property was a deceased estate, but they were pleased with the outcome.

Queensland’s most ‘clicked’ properties of 2018

New data released by REA Group has revealed the most popular property listings by clicks for 2018, and, in Queensland, 7 Ashfield St at East Brisbane took out the crown. It was sold by NGU Real Estate Toowong on June 25, and had registered 83,975 hits on realestate.com.au by the time the ink dried on the contract. The property was bought by NGU agent Emil Juresic for $1.55 million in 2016, and then flipped for $4 million. It was beaten to the top spot by a Victorian equestrian estate at Narre Warren South, which drew on traditional building techniques used by blacksmiths, locksmiths and old world cabinet makers for its construction. Taking out third spot was “Raby Bay’s Masterpiece”, a five bedroom luxury home with water views, a resort-style pool and its own jetty. It was also sold by NGU Real Estate Toowong for $3.5 million in October. Another NGU Real Estate property has found itself in fourth spot, with 34,937 clicks so far, and it is still on the market. Property data shows the residence has been on the market since February, and last sold for $1.2 million in 2003. Located at 349 Bridgeman Road in Bridgeman Downs, the seven bedroom home has been renovated and sits on a sprawling one hectare block just 30 minutes from the CBD.

Post war home bought for $47,500 sold for staggering price

A Brisbane developer has paid a staggering price under the hammer for a post war home that the owner had bought for $47,500 in 1977 — and the plan is to demolish and rebuild. The property located at 23 Pringle Street in blue chip Ascot sold under the hammer for $1.3m after eight bids were made. The home was across the road from Ascot State School — one of the most popular primary schools among high net worth families — and the owner had held it since November 12, 1977, according to CoreLogic records. Winning bidder Emil Juresic of NGU Corp was right on the money, predicting it would go for around $1.2-1.3m. “If it goes for $1m, I’ll be very lucky,” he said beforehand. Agent Dwight Ferguson of Ray White Ascot confirmed 12 parties registered to bid at the auction of the 554sq m property, which was open for inspection at 10:30am Saturday. Ray White auctioneer Phil Parker got the process underway at 11am, with the first bid coming in at $900,000, then jumping in $50,000 increments to $950,000 and then $1m., before the first bid by the eventual winner Emil Juresic of NGU Corp of $1.15m. It then jumped by $50,000 twice to $1.2m and then $1.25m before a bid of $25,000 more to $1.275m. After discussions, the property was then declared “on the market”, meaning the owner was willing to let the home go at that price level. Bidding recommenced with Mr Juresic putting up $1.3m which was the final and winning bid of the morning. Mr Ferguson said it was a good location. “We’ve sold a couple of properties like these over the last couple of months and both have had 12 registered bidders. Same circumstances, family held it for many years. This home here is one of those classics that you could renovate or remove.” He said traditionally the streets in the area had pre-war homes but there were pockets like Pringle Street where there were four (post war) in a row. “Structurally they were very well built but you can remove them and that’s what most people will do and that’s what Emil (Juresic) will do as well.” He said the area could hold homes valued upwards of $3m. Pringle Street is one of three that surround Ascot State School and is walking distance to parks, supermarkets, cafes, the racecourse, and Racecourse Road. Author: Sophie Foster 02/06/21
